Inspection
Visits 
We offer our customers inspection visits, which are individually
customized to suit your personal requirements. Visits can
be quickly and easily arranged from anywhere in the world.
Inspection flight prices will vary according to the date of
travel, but include free accommodation providing that the
terms and conditions of the inspection visit are met. Upon
your arrival to Orlando, a representative will meet you at
the airport, escort you to your accommodation and will be
available to assist you throughout your visit.
Your inspection visit will answer all of
your questions regarding the purchasing, financing and management
of your Florida home. A typical itinerary includes:
- Viewing the leading communities and show homes.
- Meeting with our mortgage company to discuss financing
options.
- Meeting with our interior designer to discuss furnishings
and finishes.
- Discussing our range of rental programs and property maintenance
with our
management company.
While there is no obligation to purchase
a home during your visit, we do emphasize that these visits
are specifically designed for those who are seriously considering
and are in position to purchase a vacation home when they
find a suitable property.

Managing
Your Home

and maintain every aspect of your home as if it were their

Superior service begins before you even
enter your new home. These services include:
- Securing registration with the State of Florida sales
tax authorities.
- Obtaining a hotel/motel lodging license.
Installing
inter-linked smoke detectors, emergency lighting, fire extinguisher
and dead bolt locks on external doors if not already installed.
- Arranging for all utilities including gas, water and electricity
to be connected and for the appropriate deposits to be paid.
- Arranging for cable TV and telephone to be connected.
- Ensuring that the furnishing and the equipping of your
new property is completed on time.
- Carrying out final inspection prior to closing.
We always ensure that your property is maintained
in premier condition and is ready for immediate use at any
time. These services include:
- Receiving property bills on your behalf (water, gas, electricity,
telephone, etc.) and, subject to being kept in funds, settle
them for you.
- Arranging for pool, garden maintenance and pest control
on a regular basis.
- Arranging for the property to be completely cleaned, bed
linens washed and changed and toilets sanitized after each
party of guests vacate the property.
- Managing and maintaining a reservation system for the
property.
- Providing a 24-hour access method, so that guests can
go straight to the property at any time of day or night.
- Arranging for any necessary repairs or renovations.

Renting
Your Home

visitors from all over the world, renting your vacation home

There are several management programs and rental options
that can be customized to your needs. In order for owners
to maximize their investment, homes must meet the following
requirements:
- Must be within reasonable distance of the
main attractions in Orlando (Disney, etc.), normally no
greater than a twenty-minute drive.
- Must be in an approved community which is legally zoned
for short term rental
- Must be built to a good standard and must include features
such as a heated and screened pool, landscaped gardens and
air-conditioning.
- Must be furnished and equipped to an adequate standard,
fully approved by the major tour operators.
